South Kensington Estate and International Workplace Group (IWG) have opened Humanly at 1 Cromwell Place, a state-of-the-art health and wellbeing workspace concept.
Marking the London debut of Humanly, IWG’s new brand for healthcare and wellbeing practitioners, the 4,375 sq ft facility offers flexible, treatment-ready spaces for therapy, wellness, beauty, fitness, medical consultants, and rehabilitation professionals. With capacity to expand to up to 11,000 sq ft, the opening represents a partnership that supports South Kensington Estate’s new strategy for the prime central London neighbourhood, while addressing rapidly growing demand for flexible practice space across the healthcare and wellbeing industries.
Humanly enables practitioners to access space on a flexible basis, with facilities including private consultation suites, treatment rooms, therapy and physiotherapy spaces, gym studios, and dedicated reception and waiting areas. The model allows practitioners to scale their space requirements up and down, without the upfront investment and long-term commitments traditionally associated with establishing a practice. At 1 Cromwell Place, the benefits are extended with an on-site café and street parking, creating a convenient and enhanced experience for both patients and their companions.
Humanly’s arrival at 1 Cromwell Place reflects South Kensington Estate’s vision to realign its portfolio with sectors and occupiers that demonstrate strong long-term growth potential and for whom the Estate’s unique characteristics are highly relevant, with health and wellness a primary focus of the realignment.
Spend on health grew by 176% between 2019 and 2023[1], while self-pay admissions for preventative diagnostics and therapies increased by 38% since 2019[2], and South Kensington Estate is in an ideal position to benefit from this growth. The neighbourhood is already home to some of London’s leading healthcare institutions, including Bupa, Kensington International Clinic, and Santi Health. They are drawn to the Estate due to its excellent transport infrastructure and substantial residential catchment. Combined with the scale, character, and flexibility of the Estate’s buildings, this creates a compelling eco-system for healthcare and wellbeing operators. Humanly will serve as a key hub within the area.
Joanna Lea, Managing Director of South Kensington Estate, said: “Our vision is to build resilience and grow financial returns, firstly by aligning our assets with long-term growth sectors for whom the fundamentals of the Estate are highly relevant, and also by elevating the consumer experience to build preference and loyalty. The London debut of Humanly on the Estate is the latest example of the delivery of our vision, and we will continue to build on this momentum to create even greater value.”
Christian Schmitz, Chief Executive at International Workplace Group, added: “We’re delighted to bring Humanly to South Kensington Estate and launch the brand in London. Humanly represents the next evolution of IWG’s mission to make high-quality workspace more accessible, giving healthcare and wellbeing professionals the flexibility to establish and grow their practices without the upfront investment and long-term commitments traditionally associated with running a clinic.
“1 Cromwell Place offers the quality, convenience and integrated wellbeing environment that practitioners and patients increasingly value. By applying IWG’s proven flexible workspace model to the healthcare and wellbeing sector, we’re helping professionals focus on delivering exceptional care while making health and wellbeing services more accessible to the communities they serve.”
South Kensington Estate is a mixed-use portfolio across South Kensington and Brompton, the heart of the world’s first Cultural Quarter and adjacent to one of London’s busiest underground stations. Joanna Lea was appointed Managing Director in October 2025 and was joined by Kelly Cragg as Property Director in March this year.
